A bank, retail lender or builder’s preferred lender said no. Start with a careful review of why—and what can happen next.
REDWHITE&LOAN works with borrowers in Texas, Florida and Colorado who need a second look at their mortgage situation. Hugh Blevins brings experience with challenging qualification questions and new-home financing. Our access to 40+ wholesale lenders across multiple loan programs lets us compare available guidelines and explain potential alternatives.
Another lender is not automatically a solution. We first identify the issue, then determine whether a different program, better documentation or time to address the problem could help.
Call Hugh at 210-264-7693 or start your secure mortgage application. Please use the secure application process for financial records and benefit documents.
Ask for the lender’s explanation. Credit history, debt obligations, income documentation, assets, property requirements and incomplete information can lead to different next steps. If a credit report contains an error, address the error rather than assuming a new application will solve it.

A builder’s preferred lender may offer incentives tied to its financing. If you need an outside lender, ask the builder to explain in writing how that affects incentives, costs and contract dates. Share the contract, denial explanation, construction status and deadlines with us promptly.
We review whether a suitable lender and program are available, which documents can be reused and what must be obtained again. New underwriting, appraisal or closing requirements can affect timing. We do not guarantee that a closing deadline can be met or that a builder will extend a contract.
Whether the original documentation supports a traditional loan, and whether an available alternative-documentation program fits the file and budget. Read our self-employed mortgage guide.
Entitlement, benefit-income documentation, residual income, property requirements and lender-specific rules.
Eligible funds, possible assistance, repayment terms and total cash to close.
The specific obstacle and whether a correction or preparation plan is needed before applying again.
Property eligibility, appraisal, completion status and the actual financing structure.
Mortgage lenders can apply additional requirements beyond a program’s basic rules. A brokerage can compare available lenders, but every loan still requires accurate documentation and approval. Some files will not qualify today. When that is the result, we explain what needs attention instead of promising a workaround.
Compare any alternative by its rate, fees, monthly payment, cash needed and long-term costs. A program that accepts different documentation may carry a different cost or down-payment requirement.

Not necessarily. The reason matters. A second review may reveal a different available program, but some requirements apply across lenders.
We can review the stated obstacle and available lender options. Read our VA home-loan guide for entitlement, disability-income and construction questions.
Start with a documentation review. Bank-statement financing may be worth comparing when available, alongside traditional options. It is not a no-documentation approval.
That depends on a specific assistance program and lender. Review the FHA assistance guide and confirm terms before relying on funds.
Ask what can be reviewed before a new credit inquiry and when authorization is required. A conversation is not the same as a completed application or approval.
Call Hugh with the denial reason, property state and timeline. You do not need to decide which loan program fits before starting the conversation.
