Two- and three-month bank statement options are available through select non-QM wholesale lenders. REDWHITE&LOAN offers this specialty mortgage option for qualified self-employed borrowers and business owners. It uses alternative income documentation instead of traditional tax-return qualification, subject to lender guidelines and program requirements. Two- and three-month options are subject to program guidelines; not every borrower will qualify with a short statement period.
Running a business can make a mortgage application feel different from an employee's application. You may receive deposits from several clients, pay operating expenses from a business account or have income that changes during the year. A bank-statement mortgage gives the lender another way to evaluate qualifying income. Hugh Blevins helps San Antonio borrowers understand the available documentation paths and the questions that need answers before choosing a program.
Who this loan may fit
These options may suit established business owners, independent contractors and other self-employed borrowers whose circumstances fit the lender's guidelines. They can be useful when traditional documentation does not tell the full story of current business cash flow. They are not a substitute for a review of credit, debts, funds and the property. A borrower with straightforward tax-return income may also want to compare conventional financing before choosing an alternative program.
How qualifying income is reviewed
The lender determines which personal or business statements are acceptable, how many months are needed and which deposits count. Transfers between your own accounts are not automatically new income. Business expenses, ownership percentage, recurring deposits and unusual transactions can affect the calculation. Total deposits are not the same thing as qualifying income. Down payment, reserves, credit history, loan amount, occupancy and property requirements vary. Hugh can help identify the information needed for a lender review rather than guess from a single account balance.

What to have ready
Start with complete statements for the accounts receiving business income, including every page and the requested date range. The lender may request evidence of business ownership and operating history, identification, information about existing mortgages and debts, and statements showing funds for closing and reserves. An explanation of large deposits or transfers may be needed. Depending on the program, supporting business records or an expense analysis may also be requested.
Tell Hugh how clients pay you, which accounts receive those payments and whether the business has seasonal changes. If several owners share the business, explain your ownership and access to funds. Ask about the specific three-month option early. Other available programs may use a longer statement history, and the lender may request additional documentation even when the initial program uses a shorter period.
Working with Hugh, step by step
Your first conversation covers your purchase or refinance goal, price range, timeline and business structure. Hugh then helps you identify the documentation path to explore. Complete the application and provide requested records through the designated process. REDWHITE&LOAN compares available options across its wholesale lending network and explains the relevant costs and conditions. A preliminary discussion is not a final credit decision.
After the initial review, ask how qualifying income was calculated and what conditions remain. For a purchase, the lender also needs the contract and property review. For a refinance, existing loan details, ownership and the proposed use of funds matter. Underwriting may ask for updated statements or explanations as the file progresses. Keep business and personal records organized and discuss planned changes with Hugh before moving substantial funds.
Before selecting a loan, compare the payment, interest rate, fees, cash required and any relevant loan features. Consider how the payment fits your business through slower months, not just its strongest month. At closing, review the final documents and confirm your questions have been answered.
Can I really qualify with three months of statements?
Qualified borrowers may have access to REDWHITE&LOAN's 3-Month Bank Statement Mortgage Program. Availability depends on the lender and your file. Ask Hugh to confirm whether that option fits your business history, credit, funds and property.
Are tax returns always required?
Bank-statement programs offer an alternative to traditional tax-return income qualification. That does not mean there is no documentation review. The lender decides which supporting records are required for the selected program.
Does every bank deposit count as income?
No. The lender reviews eligible deposits and may account for transfers, nonbusiness receipts and expenses. Provide clear explanations and complete statements so the review can distinguish business revenue from other account activity.
Can I use business statements or personal statements?
Program rules determine the acceptable account type and calculation method. Tell Hugh where customer payments arrive and how money moves between accounts. Do not assume two programs will calculate income the same way.
Can I refinance using a bank-statement program?
Purchase and refinance options may be available, subject to lender and transaction requirements. Discuss your existing mortgage, equity, purpose and expected ownership period so Hugh can help compare suitable paths.
