REDWHITE&LOAN helps San Antonio real estate investors explore financing for rental-property purchases and refinances. A debt-service coverage ratio loan, usually called a DSCR loan, evaluates the property's rental income relative to the payment used by the lender. Hugh Blevins can help you understand the available programs and the information needed to review a particular property.
DSCR financing is intended for investment use. It is not the same as a mortgage for a home you plan to occupy. Explain your actual plans at the start, including whether the property will have a long-term tenant or another rental strategy. Program eligibility for different property types and rental arrangements varies. A property that works under one lender's guidelines may need a different approach with another.
Basic eligibility overview
The rental analysis matters, but it is only one part of the file. Lenders also consider factors such as credit, down payment or equity, cash reserves, property condition and transaction details. Some programs permit borrowing through an eligible entity, subject to their ownership and documentation requirements. Tell Hugh whether you plan to hold title personally or through a company before making assumptions about how to apply.
Many DSCR programs use property cash flow instead of traditional personal employment-income qualification. That does not make them approval-without-review loans. The lender determines the acceptable rent evidence, calculation method, qualifying payment and coverage requirements. Ask which expenses are included and whether the payment calculation reflects taxes, insurance and association dues. A lender's qualifying ratio is not a complete forecast of your investment's profitability.
For your own planning, consider repairs, vacancies, maintenance, management and other operating costs as well. Keep a cash cushion for surprises. Hugh's role is to help explain financing options; you remain responsible for deciding whether the property and investment strategy meet your goals. Compare more than the advertised interest rate before committing to a loan.
Typical documents and information
For an initial conversation, gather the property address, purchase price or estimated value, property type, intended rental use and approximate timeline. If it is already rented, have the lease and current rent information ready. If it is vacant, tell Hugh how you estimated the rent. The lender may require an appraisal and its own rental analysis; a seller's projection is not automatically accepted.
The file may also need identification, account statements for the down payment and reserves, insurance information, property tax and association details, and the purchase contract. A refinance generally requires information about the existing mortgage and ownership. Entity borrowers may need formation and ownership documents. The exact list depends on the lender, property and transaction, so request a checklist before collecting unnecessary records.
Your process from scenario to closing
Start with a call to Hugh about the property and your financing goals. Explain whether you are buying, refinancing for different terms or exploring a cash-out transaction. Discuss your expected holding period and any plan to sell or refinance early. These details help focus the comparison on terms that matter to your strategy.
Next, complete the application and provide the requested records. REDWHITE&LOAN compares available wholesale programs and explains differences in documentation, pricing, leverage and conditions. Ask how any prepayment provision works, whether the rate can change and how the payment is calculated. A preliminary quote depends on its assumptions and is not final underwriting approval.
The lender then reviews credit, assets, rent evidence, property value and other conditions. Updated documents or explanations may be needed. Respond promptly and discuss changes to your purchase contract or borrowing entity before making them. Before closing, review the payment, funds required, fees and relevant loan provisions. Ask Hugh to explain any unresolved item so the financing decision is based on the final terms rather than an early estimate.
What does DSCR tell me?
It describes the relationship between qualifying rental income and the debt payment used by the lender. Calculation methods vary. Ask which rent and payment figures apply to your file rather than relying on a generic online ratio.
Can I use this loan for my own home?
DSCR investor programs are intended for investment property. If you will occupy the home, discuss an appropriate owner-occupied mortgage. Your actual intended use needs to match the application and program.
Do I need a lease already in place?
That depends on the program and transaction. The lender may evaluate a lease, market-rent analysis or other permitted evidence. Tell Hugh if the home is vacant or if the current lease will expire soon.
Are short-term rentals eligible?
Some programs may consider them, with additional requirements. Rental history, property type, local rules and the lender's income method can matter. Confirm both financing eligibility and your ability to operate the intended rental.
Can an LLC borrow?
Some lenders allow eligible entities. Ownership, signing authority, guarantees and title requirements vary. Discuss your proposed structure early and obtain appropriate professional advice about legal or tax questions.
